  The best Fraser Valley city for a first-time buyer depends on your commute, budget, and lifestyle. Surrey has the best SkyTrain access and the widest condo selection. Langley, especially Willoughby Heights, offers the deepest supply of newer family townhouses. Abbotsford gives you the most square footage for your dollar. Chilliwack is the most affordable entry point in the Valley.

• What is the cheapest city to buy a home in the Fraser Valley?

  Chilliwack consistently has the lowest benchmark prices in the Fraser Valley. As of April 2026, CADREB reports Chilliwack apartment condos at a $406,100 benchmark and townhomes at $593,700, lower than any other Fraser Valley city. Abbotsford and Mission are also more affordable than Surrey or Langley.

  Surrey has the best transit options in the Fraser Valley today, with SkyTrain Expo Line access at King George and Gateway stations in Whalley, and SkyTrain Surrey Central serving Fleetwood and Central City. The planned Expo Line extension to Langley (expected ~2029) will add eight new stations through Clayton, Cloverdale, and into Langley City.

• Is Langley or Surrey better for a first home in 2026?

  Surrey is better if you need SkyTrain access today. Langley is better if you want a newer townhouse with more square footage for the price, Willoughby Heights has some of the deepest townhouse inventory in the region.   In our experience, first-time buyers looking for newer townhouses in the Fraser Valley spend most of their time in Langley and Maple Ridge. In Langley that means Willoughby Heights, Walnut Grove, and Brookswood. In Maple Ridge it means Albion, Cottonwood, and Silver Valley. Buyers on a smaller budget often look at Garrison Crossing, Sardis, and Promontory in Chilliwack, where starter townhouses sell at the Valley's lowest entry prices.
