Chilliwack is the eastern end of our coverage and the city where detached prices have been falling rather than rising. For a buyer who can live this far east, that combination is worth looking at carefully. It also sits under a different real estate board, so the numbers you read about the Fraser Valley often do not include it.
What a detached house costs in Chilliwack right now
The single family benchmark price for the Chilliwack and District board was $859,200 in August 2026, down 5.8% from a year earlier (CREA statistics for the Chilliwack and District Real Estate Board). In the same source, the townhouse benchmark was $582,900 and the apartment benchmark $401,000.
A falling benchmark changes how an offer should be written. When prices have been drifting down for a year, the house that has been listed for two months is often the better conversation than the one listed last week.
Sales volume was 159 units in that month, down 17.6% year over year, per the same source. Fewer sales usually means more room to ask for a longer subject period or for repairs, and less reason to rush.
Sardis, Promontory, Garrison and the older core
Sardis is where most families start looking, for schools and for the mix of 1990s and newer housing. Promontory climbs the hillside south of it, with newer houses, views, and a steeper drive home.
Garrison Crossing is the planned neighbourhood on the former military land, with newer houses on smaller lots and a walkable layout that is unusual for the city. The older central areas near downtown hold the lowest prices and the oldest houses.

Flood plain, dikes and insurance
Chilliwack sits on the Fraser River floodplain, and parts of the city are behind dikes. This is normal here and it is also something to check on the specific address rather than assume about the city.
Two practical questions: what the city's flood mapping says about the property, and what an insurer will quote for it. Insurance for overland water is not automatic, and the answer differs street by street.
Ask for an insurance quote during your subject period rather than after. It is a cheaper way to find a problem than discovering it at completion.
What a Chilliwack house costs to own
Owning a house here carries the same costs it carries anywhere: roof, heating, water, insurance and a yard. What is different is that the purchase price leaves more room for those costs than it does further west.
Older central houses often need work within the first few years. Walk the property with a plan for the roof and the furnace, not just the kitchen. An inspection report tells you the condition; a quote tells you the cost, and getting one during the subject period is allowed.

Who buys a house in Chilliwack
People who work in Chilliwack or Abbotsford, people who work from home, families who want a yard and a garage within a normal budget, and buyers moving east after selling something closer in.
The commute to Surrey or Vancouver is long, and we say that plainly to every buyer who asks. If the drive is five days a week, be honest with yourself about what that costs in time before the price convinces you.
