Maple Ridge is mostly a city of houses, which makes it unusual in our coverage area. It also reports through the Greater Vancouver board rather than the Fraser Valley one, so the price lists people quote at each other over dinner often leave it out entirely.
Why the published price for Maple Ridge is hard to find
Maple Ridge and Pitt Meadows are served by Greater Vancouver REALTORS®, not the Fraser Valley board. The board-wide detached benchmark was $1,799,400 in August 2026, down 7.2% year over year (CREA statistics for Greater Vancouver REALTORS®). That figure includes Vancouver, the North Shore and Burnaby, so it is far above what a house costs in Maple Ridge.
We would rather tell you that plainly than publish a number that looks local and is not. If you want the current Maple Ridge detached figure, ask us and we will pull it from the board data we work in every day.
For a sense of the surrounding market, the Fraser Valley board's municipal report put Mission at $889,200 and Surrey at $1,386,200 in September 2026. Maple Ridge sits between those two worlds geographically.
Albion, Silver Valley and the older west side
Silver Valley and Albion hold most of the newer detached building, climbing north toward the forest. These are the houses most families picture when they think of Maple Ridge: built in the last twenty years, double garage, mountain or valley views on the higher streets.
West Maple Ridge, closer to the Pitt Meadows boundary, holds older housing on flatter land and shorter commutes toward the Golden Ears Bridge. The older central areas around Haney carry the lowest prices and the oldest houses.

The commute decides which part you buy
Maple Ridge buyers usually commute in one of two directions: south over the Golden Ears Bridge toward Langley and Surrey, or west along the river toward Coquitlam and Vancouver. Those two routes favour different neighbourhoods.
The West Coast Express runs from Maple Ridge toward Vancouver on a weekday morning schedule and back in the evening, the same pattern as Mission. It suits standard hours and nothing else.

What to check on a Maple Ridge house
On newer Silver Valley and Albion houses, ask about the builder, the warranty status, and the drainage on sloped lots. Houses built into a hillside move water in ways flat lots do not.
On older central houses, the standard list applies: roof age, perimeter drainage, electrical panel and any history of a buried oil tank. Properties backing onto green space may also have tree protection rules that limit what you can clear.
Rural properties to the north and east may be on well and septic. Those need their own tests, and your mortgage broker should know before the offer goes in.
Houses here, townhouses there
Because Maple Ridge is mostly detached housing, the city tends to attract buyers who have already decided they want a house. The townhouse and condo stock is smaller than in Surrey or Langley, though it exists and is growing.
