Houses for sale in Langley, BC, where the money goes in 2026

Langley carries the highest detached benchmark price of the six cities we cover, and buyers are often surprised by that. The city holds two very different kinds of house: new ones on small lots in Willoughby, and older ones on large lots in Brookswood, Murrayville and Aldergrove. Which one you want decides almost everything about the search.

What a detached house costs in Langley right now

The Langley detached benchmark price was $1,471,100 in September 2026 (FVREB municipal report), the highest of the six Fraser Valley cities we work in.

The reason is supply age. A large share of Langley's detached houses were built in the last twenty years, and newer houses carry newer prices. The older pockets pull the other way, which is why two houses with the same benchmark on paper can look nothing alike in person.

Willoughby, Brookswood, Murrayville and the rest

Willoughby is where most of the new detached building has happened. Expect narrow lots, three floors, a double garage off a lane, and often a legal suite in the basement. The houses are new enough that the inspection list is short, and the lots are small enough that the yard is a patio rather than a field.

Brookswood and Murrayville sell the opposite trade: older houses, bigger lots, mature trees. Fort Langley carries a price premium that has more to do with the village than the house itself. Walnut Grove sits between the two eras, with a lot of 1990s family housing close to Highway 1.

Langley City and Langley Township are two different decisions

Langley City is the small municipality in the middle. Langley Township wraps around it and holds most of the land, most of the new building, and most of the detached stock. They have separate councils, separate property tax rates, and separate planning rules.

For a house buyer this matters in three practical ways: what the property tax bill looks like, which rules apply if you ever want to build or add a suite, and which school catchment the address falls in. Confirm all three for the exact address rather than for the neighbourhood name.

What to check on a Langley house before you offer

On newer Willoughby houses, the questions are about the build rather than the age. Ask who built it, whether the home warranty is still in force, and whether the basement suite was part of the original permit. A suite built later may not have been inspected.

On older Brookswood and Murrayville houses, the list looks like any older house: roof age, drainage, electrical panel, and whether the property ever ran on an oil tank. Some properties in the older areas are on septic rather than city sewer, which changes both maintenance and what you can add later.

Where a property sits on well water or septic, the subject period should include the tests that go with them. Your lawyer and your inspector will tell you which apply.

New house or older house, the trade in plain terms

A new Willoughby house costs more per square foot and less in surprises. An older Brookswood house costs less per square foot and more in attention: a roof, a furnace, a drainage job, each arriving on its own schedule.

In our experience the buyers who regret the choice are the ones who bought the older house for the lot and had no money left for the work it needed. If the house needs a roof in two years, that is a number you can find out before you offer, and it belongs in your budget rather than in your hopes.

Check which one an address falls in before assuming the rules or the tax bill.
Do Langley houses have legal basement suites?
Many newer Willoughby houses were built with one. On older houses a suite may have been added later without a permit. Ask whether the suite was part of the original building permit, and confirm with the municipality during your subject period if the rent is part of how you plan to carry the mortgage.
Which Langley neighbourhood has the biggest lots?
Brookswood, Murrayville and the area around Aldergrove hold most of the larger lots, usually with older houses on them. Willoughby is the opposite: newer houses on narrow lots, often with a lane behind. Fort Langley is a mix, with a price premium tied to the village itself.
Are some Langley properties on well water or septic?
Yes, mainly on the rural edges of the Township rather than in the built-up neighbourhoods. Well and septic properties need their own tests during the subject period, and they change what you can add to the property later. Your inspector and your lawyer will tell you which checks apply.
