Mission has the lowest detached benchmark price of the Fraser Valley cities in the board's municipal report, and it is the city our own team knows best. A house with a yard is reachable here on budgets that buy a townhouse further west. The questions that decide it are the commute, the hill, and what the property runs on.

What a detached house costs in Mission right now

The Mission detached benchmark price was $889,200 in September 2026 (FVREB municipal report). Abbotsford was $197,800 higher in the same month, and Langley was $581,900 higher.

That is the whole reason buyers look here. For a family that wants a yard and a garage rather than a shared wall, Mission is where the arithmetic starts working.

A benchmark describes a typical home. Mission's housing runs from flat lots in the older core to large hillside properties with views, so individual prices spread widely around that figure.

The hill decides more than the price does

Mission is built on a slope running up from the Fraser River. Where a house sits on that slope affects the view, the driveway in winter, how water moves across the lot, and sometimes whether the property is on city services at all.

Higher streets sell views and quiet. They also sell a steeper driveway, a longer drive to the highway, and in some cases retaining walls that are part of the property you are buying. Ask how old they are and who built them.

Lower streets near downtown and the station trade the view for a short walk to the West Coast Express and the older, smaller houses that come with an older neighbourhood.

Wells, septic systems and rural properties

Mission covers a large rural area, and plenty of listings sit outside the city water and sewer network. A property on a well and a septic field is a normal thing to buy here, and it carries its own checks.

Water quality and flow rate are tested during the subject period. Septic systems have a service history and a remaining life, and replacing a field is a large cost. Ask for records rather than assurances.

Lenders and insurers also ask about these systems. Tell your mortgage broker early that a property may be on well and septic, because it can change the lender's answer.

The commute, told straight

The West Coast Express runs toward Vancouver in the morning and back in the evening. It suits a standard weekday schedule and does not help with evening shifts, weekend work, or trips in the other direction.

Many Mission houses have suites. Legality is a District of Mission question, and the rules are not the same as Surrey's or Abbotsford's. If the rent carries part of your mortgage, confirm the status before your subject removal, and confirm with your mortgage broker how much of it the lender counts.
