First-Time Home Buyer West Vancouver Guide for 2026

West Vancouver had the highest apartment benchmark price in the Greater Vancouver REALTORS® report for September 2026: $1,097,300. At that price the first-time buyer property transfer tax exemption does not apply, and the minimum down payment on a $1,100,000 condo is $85,000. This guide shows the real numbers at the benchmark and at $835,000, and compares West Vancouver with North Vancouver and the Fraser Valley.

What do West Vancouver condos cost right now?

Greater Vancouver REALTORS® (GVR) is the real estate board for West Vancouver. GVR describes a benchmark price as the estimated sale price of a typical property in that market. These are the September 2026 West Vancouver figures from GVR's monthly report, released October 2, 2026.

The West Vancouver apartment benchmark was the highest of any area in GVR's apartment table that month. GVR's price index shows it 17.0% lower than three years earlier and 9.6% higher than ten years earlier. For Greater Vancouver as a whole, the apartment benchmark was $682,500, and its ten-year change was 36.8%.

GVR's townhouse table has no West Vancouver row, so there is no typical townhouse price to plan with. GVR's sales tables group West Vancouver with Howe Sound. In September 2026 that area had 15 apartment sales and 4 attached home sales, against 13 and 3 a year earlier. Sellers listed 37 apartments that month. GVR does not publish a median price for an area with fewer than 20 sales, so there is no West Vancouver median condo price for September.

Because the monthly sale counts are small, we suggest looking at several months of GVR reports, and at recent sales in the exact building, before you decide what a fair offer is.

How much does the first-time buyer tax exemption help here?

In BC you pay property transfer tax (PTT) when a home is registered in your name. The rate is 1% on the first $200,000 of the price, 2% on the part from $200,000 to $2,000,000, and 3% on the part above $2,000,000. First-time buyers who qualify pay no tax on the first $500,000 of the price, which saves up to $8,000. The full exemption applies when the fair market value is $835,000 or less. Between $835,000 and $860,000 the Province reduces the saving in proportion, and at $860,000 it ends.

To qualify, you must be a Canadian citizen or permanent resident, have lived in BC for the year before you register the home or filed at least 2 BC tax returns in the last 6 years, and never have owned a principal residence anywhere in the world. The benchmark sits $237,300 above the $860,000 point where the exemption ends. So in West Vancouver the first-time buyer exemption helps only on the lower-priced condos. When we checked West Vancouver MLS® listings on October 9, 2026, condos priced at $835,000 or less did exist. Most were in Ambleside and Dundarave, in buildings from the 1960s to 1980s, and several were sold as shares in a co-operative.

A newly built condo follows a different rule. BC's newly built home exemption removes the whole tax on a newly built home with a fair market value of $1,100,000 or less, and gives a smaller exemption up to $1,150,000. It covers only the first registration of a newly built home. You must be a Canadian citizen or permanent resident, use the home as your principal residence, and live in it for the rest of the first year. A new condo priced at the $1,097,300 benchmark would be under that limit. Ask your lawyer which exemption applies to your purchase.

What does a $1,100,000 West Vancouver condo cost to buy?

This example uses a price of $1,100,000, close to the West Vancouver apartment benchmark of $1,097,300 in September 2026. It is an illustration based on the benchmark, and real prices vary by building, size and age. It assumes a resale condo. The mortgage rate is an example rate of 4.50%. Confirm current rates with a mortgage broker before you rely on any of these figures.

The down payment and the tax together come to $105,000 in cash before legal, inspection and moving costs. With less than 20% down you will need mortgage loan insurance. First-time buyers can take a 30-year amortization, meaning the loan is paid off over 30 years. CMHC's premium for a 30-year first-time buyer loan of more than 90% of the price is 4.20%, and in this example the loan is 92.27% of the price. The premium is added to the mortgage. The monthly payments use Canadian semi-annual compounding.

Lenders also check that you could make the payment at a higher rate, called the stress test. The test rate is the higher of your rate plus 2% or 5.25%. At a 4.50% example rate that is 6.50%, and the test payment is $6,625 a month. The stress test applies to insured and uninsured mortgages. What the insured mortgage rules mean at these prices

An insured mortgage, one with less than 20% down, is allowed only on a home priced under $1.5 million. That limit took effect on December 15, 2024. A West Vancouver condo at the benchmark is under it, so you can buy with the minimum down payment if you qualify. The West Vancouver detached benchmark of $2,822,900 is above it. At that price the minimum down payment is 20%, which is $564,580.

On the same $1,100,000 condo, a 20% down payment of $220,000 means a mortgage of $880,000 with no insurance premium. The payment at the 4.50% example rate is $4,437 a month, and the stress test payment at 6.50% is $5,512. That is $135,000 more cash up front, in return for a smaller loan and a lower monthly payment.

At $835,000, the top price for the full first-time buyer exemption, the same math gives a minimum down payment of $58,500, a total insured mortgage of $809,113, PTT of $6,700 after the $8,000 exemption, and $4,080 a month at the example rate. The stress test payment is $5,068.

Two federal accounts can help with the down payment. A First Home Savings Account (FHSA) gives you $8,000 of contribution room a year, up to a lifetime limit of $40,000. The Home Buyers' Plan lets you withdraw up to $60,000 from your RRSP. The Canada Revenue Agency says you can use both for the same home if you meet the conditions for each.

Which neighbourhoods and bus routes fit your day?

We suggest choosing in this order: your daily trip, then your budget, then the building. In West Vancouver, the transit trips we checked all start on a bus.

TransLink runs route 250 Horseshoe Bay/Dundarave/Vancouver and route 257 Horseshoe Bay/Vancouver Express between West Vancouver and downtown Vancouver. The R2 RapidBus, a frequent bus with fewer stops, runs from Park Royal to Metrotown. TransLink extended it from Phibbs Exchange to Metrotown on September 7, 2026, and it connects Lonsdale Quay, Burnaby Heights, Brentwood, BCIT and Metrotown, with links to the Expo and Millennium lines. TransLink says it runs daily from 5 a.m. to 2 a.m., every 6 to 7 minutes in weekday peak periods and every 10 to 15 minutes at other times.

Every bus trip in Metro Vancouver is a 1-zone fare, and a fare is valid for 90 minutes. Travel time depends on traffic and on where you start, so for a door-to-door time use TransLink's trip planner from the exact address at the hour you would travel.

If schools matter to you, check the exact address with West Vancouver Schools, which the Province lists as School District 45. The district has 14 elementary schools and 3 secondary schools, and it draws students from West Vancouver, Bowen Island and Lions Bay. Admissions for all kindergarten students and for in-catchment students in grades 1 to 12 open October 15, 2026. Applications for out-of-catchment students who live in the district open January 15, 2027.

What should you check in a West Vancouver condo listing?

Most West Vancouver homes are houses. In the 2021 census, West Vancouver had 44,122 residents, up 3.9% from 2016, and 17,690 occupied homes. Single-detached houses made up 9,835 of those homes, or 55.6%. Apartments in buildings made up 5,410, or 30.6%: 3,810 in buildings of five or more storeys and 1,600 in buildings under five storeys. Row houses, the census category that includes townhouses, were 400, or 2.3%. Condominium homes were 21.5% of the total, and renters lived in 29.1% of homes.

A condo or townhouse is usually a strata home. You own your unit and share the costs of the building with the other owners through the strata corporation. Before you make your offer firm, we suggest reading the minutes, the budget, the depreciation report and the Form B information certificate. Since July 1, 2024, BC strata corporations with five or more lots must get a depreciation report every five years and can no longer vote to put it off. Since April 1, 2023, the Form B must include a summary of the strata's insurance. In an older building, we suggest reading the depreciation report with extra care. Since November 24, 2022, no BC strata corporation can have a bylaw that restricts renting out units. Bylaws that limit or ban short-term rentals are still allowed, and some West Vancouver listings state a minimum rental term, such as 30 days or 3 months. The only age restriction a strata can set is 55 and older.

Check the ownership type on every listing. West Vancouver MLS® listings show it in a field with values such as Freehold Strata, Leasehold not prepaid-Strata and Shares in Co-operative. With a leasehold home, you lease the land for a set number of years. Ask your lawyer and your mortgage broker to review any leasehold or co-op listing before you write an offer, including how it is financed and taxed.

How does West Vancouver compare with nearby cities on price?

Many buyers price West Vancouver against North Vancouver, Vancouver and cities further east. These are September 2026 benchmark prices from GVR and the Fraser Valley Real Estate Board (FVREB). Both boards publish MLS® Home Price Index benchmarks.

The West Vancouver apartment benchmark is $328,300 above North Vancouver's and $335,500 above Vancouver West's. It is $583,900 above Maple Ridge's, $571,400 above Langley's and $649,700 above the City of Surrey benchmark. FVREB's City of Surrey figure combines North Surrey, Central Surrey, Cloverdale and South Surrey, and leaves out White Rock.

The tax picture changes with the area. Every other apartment benchmark in this table is under $835,000, so a qualifying first-time buyer at those prices keeps the full $8,000 PTT saving. At the North Vancouver benchmark of $769,000, the tax after the exemption is $5,380. At the West Vancouver benchmark it is $19,946. Which area fits depends on where you work, how much you have saved and what kind of building you want.

Is there a townhouse benchmark price for West Vancouver?

The September 2026 Greater Vancouver REALTORS® report gives no townhouse benchmark for West Vancouver. Its townhouse table lists other areas, such as North Vancouver at $1,230,400. The board counted 4 attached home sales in West Vancouver and Howe Sound that month, against 3 a year earlier.

Only on a home with a fair market value under $860,000. The full exemption, worth up to $8,000, applies at $835,000 or less, and a smaller amount applies between $835,000 and $860,000. The September 2026 West Vancouver apartment benchmark of $1,097,300 is above both limits, so a buyer at that price pays the full tax of $19,946.

Yes, if the price is under $1.5 million and you qualify for mortgage loan insurance. On a $1,100,000 condo the minimum down payment is $85,000: 5% of the first $500,000 plus 10% of the remaining $600,000. The insurance premium, 4.20% of the loan on a 30-year first-time buyer mortgage, is added to the mortgage.
