What a detached house costs in Abbotsford right now
The Abbotsford detached benchmark price was $1,087,000 in September 2026 (FVREB municipal report). In the same report Langley sat at $1,471,100 and Surrey at $1,386,200.
That difference, $384,100 against Langley, is large enough to change what kind of house a family can own. It buys a newer house, a bigger house, or a bigger lot, depending on which part of the city you look in.
The cost is the commute. If your work is in Surrey or Vancouver, test the drive at the hour you would actually make it, in both directions, before you decide the saving is worth it.
East and west Abbotsford are different markets
West Abbotsford holds most of the newer detached building, closer to the Langley side and to Highway 1. Buyers who want a house built in the last fifteen years usually end up here, and prices reflect that.
East Abbotsford, including the areas around Clayburn and the hillside streets, mixes older family houses with large newer homes on view lots. Central Abbotsford carries the oldest stock and the lowest prices in the city, on streets close to the historic downtown.

Lot size, acreage and the agricultural edge
Abbotsford has farmland inside its boundaries, and the edge between city lots and agricultural land is closer than in Surrey or Langley. Some listings that look like large residential lots sit on land with farm rules attached.
That matters for three reasons: what you may build, what you may run as a business, and how a lender treats the property. Acreage properties can be harder to finance than a standard city lot, and the appraisal can come in differently than expected.
