Aldergrove is part of Langley Township, sitting at its eastern edge against the Abbotsford boundary. Buyers come here for the same reason they always have: the lots are bigger and the prices are lower than the rest of Langley, and the drive is longer.

How Aldergrove prices against the rest of Langley

The Langley detached benchmark price was $1,471,100 in September 2026 (FVREB municipal report), and that single figure covers Willoughby's new houses, Fort Langley's village homes and Aldergrove together.

Grouping them hides what buyers come to Aldergrove for. In the deals we see, the same budget reaches an older house on a larger lot here, or a newer house on a narrow lot in Willoughby. Those are different lives, not just different prices.

Because the board publishes no Aldergrove-only benchmark, treat any Aldergrove price you read online with care, including ours. Ask for recent sales on comparable streets instead.

What the houses are like

Aldergrove's detached stock leans older than Willoughby's, with a good share of post-war and 1970s to 1990s family houses, often on lots wide enough for a shop, a trailer or a garden that is more than decoration.

Newer building has arrived in pockets, and the town centre has seen redevelopment. The result is a mix: a street of older houses can sit two blocks from recent construction.

Rural properties start quickly at the edges. Some run on well water and septic systems, which need their own tests during the subject period and can change which lenders will finance the purchase.

The commute is the trade

Aldergrove sits on the eastern edge of the Township, closer to Abbotsford than to Langley City. Buyers who work in Abbotsford often find it a short drive. Buyers heading to Surrey or Vancouver are adding real time compared with Willoughby or Walnut Grove.

That trade is the whole decision. Before you buy on price, drive the route at the hour you would actually drive it, both ways, and decide whether the bigger lot is worth those minutes five days a week.

What to check on an Aldergrove house

Older houses here carry the usual list: roof age, perimeter drainage, the electrical panel, and whether the property ever ran on an oil tank. On larger lots, ask about drainage across the land rather than only around the house.

Outbuildings are common, and a shop or barn may have been built without a permit. Ask what is on title, what is permitted, and whether the insurer will cover the structure as it stands.

Where a property sits on well and septic, get both tested. Your inspector arranges it and your lawyer confirms what the land allows.

Who buys in Aldergrove

People who want land inside Langley Township, tradespeople who need space for equipment, families priced out of Willoughby, and buyers who work toward Abbotsford.

It works less well for a household commuting daily into Vancouver. In our experience that drive wears people down faster than they expect when they bought on price alone.
