Mission sits on the north bank of the Fraser River, across from Abbotsford, roughly 100 km east of downtown Vancouver. For first-time buyers, the appeal comes down to two things: price and the West Coast Express. It's a smaller city than Abbotsford or Chilliwack, with a quieter pace, and it's the only Fraser Valley city outside the Metro Vancouver transit zone with a direct commuter rail connection into the city.

Yes. Mission City station is the eastern terminus of TransLink's West Coast Express commuter rail line into downtown Vancouver's Waterfront station. It runs five trains each way on weekdays only, with no weekend service, and the ride to Waterfront takes roughly 75 to 90 minutes depending on the run.

Do I qualify for the BC PTT exemption on a Mission home?

Yes, in most cases. Qualifying first-time buyers (Canadian citizens/PR, 12 months BC residency, never owned a principal residence) receive a full Property Transfer Tax exemption on resale properties priced under $835,000. Most condos and townhouses in Mission fall under this ceiling.

Generally yes. Mission tends to sit at or below Abbotsford pricing and below Langley and Surrey. The FVREB June 2026 Statistics Package put Mission apartment benchmarks at roughly $432,000. Confirm current figures at fvreb.bc.ca before relying on a specific number, since the market moves.

Central Mission (Mission BC) has the most walkable access to the West Coast Express station and the widest range of older, more affordable condo stock. Mission-West has newer residential development and more townhouse options. Hatzic and Stave Falls sit further out and suit buyers prioritizing land and quiet over commute time.

The minimum down payment is 5% on the first $500,000 of the purchase price and 10% on any amount above that, up to the $1.5 million insured mortgage cap. For a typical $420,000 Mission condo, the minimum down payment works out to $21,000.

Mission falls under the Fraser Valley Real Estate Board (FVREB), the same board that covers Surrey, Langley, Abbotsford, and Chilliwack. Its monthly benchmark price data is published alongside those cities in the FVREB Statistics Package.

Mission-West has seen more recent residential development than Central Mission's older condo stock, based on what the FRIVE team has observed working this market. New construction activity shifts over time, check current MLS® listings for what's actually available rather than assuming a specific project is still selling.

Mission has its own school district, School District 75 (Mission). Catchment boundaries vary by address, so confirm the specific school catchment for any property you're considering rather than assuming based on neighbourhood name alone.
