That gap is real, and the West Coast Express at Port Haney makes Maple Ridge transit viable for Metro Vancouver commuters in a way Chilliwack or Abbotsford isn't. The question isn't whether Maple Ridge is affordable, it is. The question is whether the commute rail schedule matches the hours you actually work.
The numbers, as of May 2026
The benchmark townhouse price in Maple Ridge was $727,300 in May 2026, down 7.8% year-over-year. The median townhouse sale price was $737,250. The market recorded 40 townhouse sales in May, slightly above May 2025's 39. The sales-to-new-listings ratio for townhouses was 42%, near the buyer's market threshold, conditions favour buyers with negotiating room on price and conditions.
For context: the Fraser Valley board-wide townhouse benchmark was $773,100 in January 2026 (FVREB). Maple Ridge runs below the board-wide average, while offering transit access that Chilliwack and Abbotsford don't, a combination that makes more sense for specific buyer profiles than the benchmark number alone communicates.
Albion, Cottonwood, and Silver Valley, where the inventory is
Albion, most townhouse inventory, family-focused
Albion is Maple Ridge's primary townhouse development zone, a large master-planned community in the northeast quadrant of the city, primarily 2010s-era and newer construction. Townhomes here are typically 3-bedroom, 2.5-bath, 1,400 to 1,800 sqft, with garages and private yards. Streets are family-oriented, school infrastructure has been built alongside residential development (Albion Elementary, Thomas Haney Secondary), and the Haney Place commercial corridor is a 10-minute drive.
Strata fees in Albion run $300 to $450/month for professionally managed complexes with amenity packages. Reserve fund starting positions in newer buildings tend to be better-funded than older Fraser Valley stock. The standard strata document review applies, but the risk profile is cleaner than older Central Maple Ridge buildings.
Cottonwood, similar to Albion, slightly quieter
Cottonwood sits adjacent to and slightly north of Albion, similar vintage, similar product type, often slightly quieter streets. Some Cottonwood complexes are adjacent to the Cottonwood Community Park greenway, adding trail access that Albion doesn't always have. Prices run broadly in line with Albion for comparable product. For buyers who've exhausted Albion inventory, Cottonwood is a natural second look.
Silver Valley, newest, closest to Golden Ears
Silver Valley is the newest development zone in Maple Ridge, pushing up toward the Golden Ears foothills. Townhouses here tend to be the newest construction in the city, modern finishes, newer building standards, and trail access to Golden Ears Provincial Park at the edge of the neighbourhood. The trade-offs: Silver Valley is more car-dependent day-to-day (further from Haney Place commercial and Port Haney station), and the area is still developing, amenities are thinner than Albion.
For buyers who prioritize new construction and outdoor access over walkability and transit proximity, Silver Valley offers a compelling package. For WCE commuters, factor in the extra 10 to 15-minute drive to Port Haney.
The West Coast Express factor
The West Coast Express from Port Haney station runs peak-period commuter rail to Vancouver Waterfront in approximately 65 minutes. For Albion and Cottonwood residents, Port Haney is roughly 10 to 15 minutes by car.
The WCE runs Monday through Friday, specific morning inbound and evening outbound schedules only. If your work hours don't align with those peak periods, shift work, flex hours, early starts, late finishes, the WCE provides limited benefit. Off-peak and weekend travel from Maple Ridge to Metro Vancouver primarily means driving or TransLink bus to SkyTrain at Pitt Meadows (a longer, less direct connection).
Check the current TransLink WCE timetable against your actual commute hours before weighting transit access heavily in your purchase decision. The schedule is the variable that determines whether Maple Ridge's transit advantage is real for your household or theoretical.
What we tell every first-time Maple Ridge townhouse buyer
- Check the WCE schedule against your actual work hours. The West Coast Express is excellent when it works for you, 65 minutes to downtown, no highway traffic. Confirm it covers your commute before pricing the transit premium into Albion or Port Haney-adjacent properties.
- Albion and Cottonwood's newer stock is cleaner to buy. Newer construction means clearer strata reserve fund positions, more predictable depreciation reports, and fewer mystery special levies. The strata document review is still mandatory, but the risk profile is lower than older West Central buildings.
- The market has softened, use the conditions. Down 7.8% year-over-year, buyer's market sales-to-listings ratio. Subject offers with inspection and financing conditions are accepted routinely on resale townhouses. Don't rush into subjects-free offers in this market.
- Golden Ears is a genuine lifestyle advantage. 20 minutes from Albion to the Golden Ears Park entrance. Alouette Lake, the North Shore Trail, and the Maple Ridge backcountry corridor are all closer from here than from Surrey or Langley. For buyers who use these regularly, that's real value that doesn't show up in the benchmark number.
- School catchment verification is straightforward, do it early. School District 42 (Maple Ridge-Pitt Meadows) has a school locator tool. Albion and Cottonwood have well-regarded newer school infrastructure. Verify the specific address before you're committed to a property.
Programs that apply to Maple Ridge townhouse first-time buyers
- BC PTT first-time buyer exemption: most Maple Ridge townhouses under $835K qualify for the full $8,000 rebate. For new builds above $835K, the Newly Built Home Exemption applies up to $1.1M, relevant for many Albion and Cottonwood new builds.
- FHSA: up to $40,000 per person, tax-free for the down payment. Two qualifying buyers access $80K combined, covers a meaningful share of the minimum $48K down payment on a $727K purchase.
- RRSP Home Buyers' Plan: up to $60,000 per qualifying person. Stacks with FHSA.
- 30-year amortization: available on new construction for first-time buyers, reduces monthly payments and the qualifying income threshold. Relevant for Albion, Cottonwood, and Silver Valley new builds.
What we honestly think about Maple Ridge townhouses in mid-2026
Three observations from current FRIVE work here:
One, Maple Ridge townhouses are the right buy for a specific profile: two incomes that can manage the $727K qualifying threshold, a Metro Vancouver commute that aligns with WCE hours (or hybrid work that reduces commute frequency), and a genuine preference for space and nature access over urban density. When those things are true, Maple Ridge's value proposition is hard to beat in the Fraser Valley.
Two, Albion and Cottonwood are the best entry points for first-time buyers. Newer construction, cleaner strata documents, school infrastructure built alongside the development. Silver Valley is compelling for the right buyer but adds car dependency that matters day-to-day.
Three, the 7.8% year-over-year townhouse benchmark decline means buyers have genuine leverage. Use the market. Subject offers, inspection conditions, and negotiation on price are all normal in this environment. Sellers know it.
