Do I qualify for the BC PTT exemption on a Maple Ridge home?

It depends on price. Qualifying first-time buyers receive a full Property Transfer Tax exemption on resale properties priced under $835,000, and a partial exemption up to $860,000. Most condos and many townhouses in Maple Ridge fall under the full-exemption ceiling; check the specific listing price before assuming.

It depends heavily on which crossing you use. Getting in and out of Maple Ridge by car funnels through a limited number of river crossings, including the Golden Ears Bridge, which can make rush hour slow. The two West Coast Express stations offer a weekday-peak alternative for commuters whose schedule fits the timetable. Test your specific drive before buying.

East Central and West Central sit closest to the town centre and both West Coast Express stations. Albion is a newer, growing area with more recent townhouse construction. Silver Valley offers a quieter, more forested setting further from the core. Cottonwood MR is a popular mid-range option between the two.

It depends heavily on where you live and work within the city. Buyers within walking distance of Maple Meadows or Port Haney station can commute into Vancouver by train on weekdays, but the West Coast Express doesn't run evenings or weekends, and most errands and services outside the town centre require a car. Confirm your specific commute and daily routine before assuming transit alone will work.

A partial exemption still applies up to $860,000. The exemption amount reduces on a sliding scale between $835,000 and $860,000, and above $860,000 no exemption applies. Since Maple Ridge townhouse prices can approach this range, check the exact math on your specific purchase price with your lawyer or notary before relying on a full exemption.

Maple Ridge falls under School District 42 (Maple Ridge-Pitt Meadows), shared with neighbouring Pitt Meadows. Catchment boundaries vary by address within the district, always confirm the specific catchment for a property you're considering before making school proximity a deciding factor.

It depends on your budget and how much space you need. Condos offer the lowest entry price and less maintenance, concentrated mostly in East and West Central near the stations. Townhouses cost more but typically include a garage and more square footage, with newer stock concentrated in Albion. Neither is the automatically better choice, it comes down to your budget and lifestyle.
