If square footage per dollar is the deciding factor, Mission is hard to beat in the Fraser Valley. A two-storey townhouse with a private yard, a garage, and room for two people and a dog is genuinely achievable here at prices that get you a condo in Langley. The West Coast Express is the honest trade-off, and it's one you need to think through before you fall in love with a specific unit.
The June 2026 market in plain numbers
The Fraser Valley townhouse benchmark sat at $764,100 in June 2026, down 7.3% year-over-year (FVREB, June 2026). Mission townhomes tend to price below the regional benchmark, the commute discount applies here just as it does for condos. In our experience, townhomes in Mission's urban neighbourhoods often come in $50,000 to $100,000 below comparable stock in Langley City or West Abbotsford.
Fraser Valley townhomes averaged 33 days on market in June 2026, slightly faster than apartments, reflecting stronger demand for ground-oriented homes with yard space. The market is buyer-friendly; subjects are standard and there's room to negotiate price and conditions.
The commute question, the same honest answer as the condo page
The West Coast Express runs peak direction only: eastbound in the morning, westbound in the evening, roughly 75 minutes from Mission to Waterfront on a set schedule. No counter-peak, no evenings, no weekends.
For buyers who work downtown Vancouver on standard hours, it works, many people do it long-term. For buyers who need flexible hours, work multiple sites, or have a partner who commutes at different times, you'll be driving some days, and Mission-to-Vancouver by car is a different proposition (Highway 7 adds time; the Lougheed/Golden Ears route varies). We always ask buyers to ride the train one morning before removing subjects. The answer usually becomes obvious.
What Mission townhomes offer that other markets don't
The difference shows up in the details: a real two-car garage, a fenced yard big enough for a garden, and 1,400 to 1,600 sqft of actual living space are normal at a price point that would get you a compact condo in Surrey. If your decision driver is "space and outdoor access within our budget," Mission is often the answer once commute is resolved.
Most of Mission's townhome stock sits in the Cedar Valley and Mission BC neighbourhoods. Newer complexes built since 2010 are well-built wood-frame two- and three-storey attached homes with private garages, small fenced yards, and visitor parking. Older complexes from the 1990s and early 2000s tend to have larger floor plans but less energy-efficient construction and sometimes deferred maintenance on common areas. The depreciation report is the document that tells you which one you're looking at.
Mission townhomes vs Maple Ridge vs Abbotsford
These three cities are the ones buyers most often compare when Mission comes up. Here's how they actually differ in our experience:
- Maple Ridge typically prices a bit higher than Mission for comparable townhomes, has a larger TransLink bus network, and is closer to the Pitt River and Golden Ears areas. No commuter rail to Vancouver. Buyers who need flexibility in transit but want to stay in the eastern Fraser Valley often prefer Maple Ridge over Mission if the WCE schedule doesn't work for them.
- Abbotsford has a larger townhome inventory and a university town economy. Pricing is often similar to Mission. No rail connection to Vancouver. The drive to Vancouver on the Trans-Canada is faster than Highway 7 from Mission but still a significant commute.
- Mission is the one with the West Coast Express. If that rail connection is your differentiator, Mission is where you end up. If it isn't, the comparison becomes about inventory, price, and neighbourhood feel, and all three are competitive.
First-time buyer programs that apply to Mission townhomes
- BC PTT exemption: full exemption on homes priced up to $835,000, many Mission townhomes fall under this threshold. Partial exemption available up to $860,000. Check gov.bc.ca for current rules.
- FHSA: up to $40,000 per person in tax-deductible savings, withdrawn tax-free for a first home. A couple can combine up to $80,000 from FHSA alone.
- RRSP HBP: up to $60,000 per person tax-free from your RRSP, repaid over 15 years.
- Down payment minimum: 5% on the first $500K, 10% above. On a $700,000 Mission townhome, the minimum down is $45,000.
What we honestly think about Mission townhomes in mid-2026
We're based in Mission. We know these streets, these buildings, and which complexes have had ongoing drainage issues and which ones are genuinely well-run. That local knowledge matters more for townhomes than for condos, the common-property exposure in a townhome complex is larger and so is the risk of a surprise special assessment if the strata deferred maintenance.
The buyers we see do well in Mission are the ones who did the commute math, tested the WCE once, and made a clear-eyed decision. The ones who struggle are the ones who bought on the price and hoped the commute would feel different than it did on paper.
