Pitt Meadows is a small market with fewer monthly sales, so treat any single month's figure as a snapshot rather than a fixed number, and confirm current benchmarks directly with GVR.

  • Osprey Village: waterfront master-planned area along the Fraser River dyke trail. Newer construction, boutique shops and cafes on the boardwalk, and the most distinct lifestyle draw in the city. Typically the higher end of Pitt Meadows condo pricing.
  • Town Centre: the older, more central core near City Hall and daily services. Lower entry price than Osprey Village, with a more practical, less destination-driven feel.

Town Centre, more central, more practical

Pitt Meadows' Town Centre is the older, more central core, closer to City Hall, grocery, and everyday services than Osprey Village. Condo stock here skews older and more affordable, and it's the more practical choice for a buyer who wants a lower entry price and doesn't need the waterfront setting.

The honest trade-off is building age: any Town Centre strata complex more than 20 years old warrants a thorough depreciation report review and a contingency reserve fund check before offering, the same diligence we'd recommend anywhere in the Fraser Valley on older stock.

The West Coast Express factor

Pitt Meadows has its own West Coast Express station at 12280 Harris Road, a separate stop from Maple Meadows station in neighbouring Maple Ridge. It opened in 1995, runs five trains each way on weekdays only, and the trip to Waterfront Station in downtown Vancouver takes about 47 minutes, with roughly 140 park-and-ride spots at the station.

For a daily downtown Vancouver commuter, that's a meaningful advantage over cities without direct rail access. The trade-off is the weekday-only, limited-frequency schedule, this isn't a SkyTrain-style all-day service, so confirm the West Coast Express timetable fits your actual work schedule before treating it as a given.

What we tell every first-time Pitt Meadows condo buyer
