Downsizing in Maple Ridge

If you have owned a detached house in Maple Ridge for 20 years or more, the choice ahead is whether to sell it and buy a townhouse or a condo, here or in a nearby city. In September 2026 the benchmark price of a Maple Ridge house was $1,155,900, which is $455,100 above a typical townhouse and $642,500 above a typical condo, by the figures of Greater Vancouver REALTORS®.

What is a Maple Ridge house worth, and which board publishes the price?

Maple Ridge home prices come from Greater Vancouver REALTORS®, the real estate board whose area takes in Maple Ridge and Pitt Meadows. Each month it publishes a benchmark price for each type of home: its estimate of the sale price of a typical home of that type. The house benchmark was $1,155,900 in September 2026, 59.3% higher than ten years ago and 7.7% lower than in September 2025.

Surrey, Langley, Abbotsford and Mission belong to another board, the Fraser Valley Real Estate Board. That is why the Maple Ridge figures are published on a different day and in a different package: Greater Vancouver REALTORS® released its September 2026 package on October 2, 2026, and the Fraser Valley board released its own on October 5, 2026. Both boards take their benchmark prices from the same index, the MLS® Home Price Index.

Since September 2025 the townhouse benchmark is down 8.1% and the condo benchmark is down 2.6%. Over ten years they are up 70.5% and up 91.3%. An owner who sells a house and buys a condo is selling the home type that lost 7.7% in a year and buying the one that lost 2.6%.

Sales in Maple Ridge and Pitt Meadows

The board counts sales for the two cities together, as "Maple Ridge/Pitt Meadows", and uses the word "attached" for a group that holds townhouses and duplexes. In September 2026 it counted 58 detached, 27 attached and 22 apartment sales there. In September 2025 the counts were 50, 31 and 30.

Our advice is to sell before you buy: wait until your buyer has removed every condition from the contract, which makes the sale firm, then make your own offer. Here $395,373 remains. With a condo at $513,400 in place of the townhouse, $586,521 remains.

The 3% commission, both legal bills and the moving cost are examples. The BC Financial Services Authority, which regulates real estate agents, says BC has no standard commission, so ask for quotes. Two lines follow fixed rules: GST of 5% on the commission, and property transfer tax, which the buyer pays at 1% of the first $200,000 and 2% of the part from there to $2,000,000. On the townhouse that is $2,000 plus 2% of $500,800, which comes to $12,016.

Income tax, and acreages outside the urban boundary

The home you live in is what the Canada Revenue Agency calls your principal residence. If the house was that home for every year you owned it, the agency says the gain on its sale is free of tax. The sale still goes on your tax return for that year.

The City's Official Community Plan describes Rural Residential lots, outside the urban boundary, as generally 0.8 hectares or 2.0 hectares. The tax agency says the land that counts as part of a principal residence is usually limited to half a hectare, which is 1.24 acres, unless you can show that you needed more of it to use and enjoy the home. Where in Maple Ridge are the condos, townhouses and one-level homes?

Statistics Canada's 2021 Census counted 33,100 occupied homes in the City of Maple Ridge. Of those, 4,405 were row houses, its name for homes joined side by side such as townhouses, and 5,760 were apartments in apartment buildings. The two groups make up 30.7% of the homes in the city.

The City's Official Community Plan is its long-range guide to what may be built where. Its housing chapter encourages medium and high density housing, which means more homes on each piece of land, in the Town Centre, in the Lougheed transit corridor and around transit hubs.

  • Town Centre. The downtown. The Town Centre Area Plan, updated on November 25, 2025, supports higher densities around the Haney Place Transit Exchange and Port Haney Station.
  • Around three transit hubs. The City has designated three Transit-Oriented Areas: Port Haney Station, Maple Meadows Station and the Haney Place Transit Exchange. Provincial rules now require it to allow 12 storeys within 200 metres of each hub and 8 storeys from 201 to 400 metres.
  • Lougheed Transit Corridor. Lougheed Highway and Dewdney Trunk Road, from the city's western boundary to the Town Centre. Council adopted the area plan on January 27, 2026. The City's concept puts housing near four future rapid bus stations, at 203 Street, 207 Street, Laity Street and 216 Street.
  • Hammond. The southwest corner of the city, beside Pitt Meadows and the Fraser River. The Hammond Area Plan, updated on November 25, 2025, allows buildings that mix shops and homes. One of the plan's maps is titled "Hammond Area Floodplain", so ask about flood risk at any Hammond address.

A condo has all its rooms on one floor. The City says that since March 10, 2025 the BC Building Code has required at least 20% of the one-level homes that open onto a shared accessible hallway to be adaptable: built so that accessible features can be added later. The housing chapter also says most buildings for independent seniors in Maple Ridge were built before the 1980s and are "not accessible-ready". In an older building, test the entrance, the elevator and the bathroom yourself.

Homes for sale today: Maple Ridge condos, townhouses and houses. Condo, townhouse or rancher compares the three; a rancher is a detached house on one level. Most condos and townhouses belong to a strata, the owners' group that runs the building or complex and charges each owner a monthly fee. Strata fees on a fixed income explains what the fee pays for.

Which hospital serves Maple Ridge, and how would you get around?

Ridge Meadows Hospital

Ridge Meadows Hospital is at 11666 Laity Street and is open 24 hours a day, seven days a week. Fraser Health, the regional health authority, calls it a community hospital. Its list of services there includes 24/7 emergency, day surgery, general surgery, orthopedics, maternity care, critical care and medical imaging.

The R3 RapidBus and HandyDART

TransLink's R3 Lougheed Highway RapidBus runs between Haney Place, in the Town Centre, and Coquitlam Central. TransLink says its RapidBus routes run every day from 6 a.m. to midnight.

HandyDART is TransLink's door-to-door shared ride for people whose disability keeps them from using buses and trains without help. You apply before your first trip. Trips run every day, from a first pickup at 6 a.m. to a last drop-off at 2 a.m.

The West Coast Express at Port Haney and Maple Meadows

TransLink's West Coast Express is a commuter train between Mission City and Waterfront Station in Downtown Vancouver, with two Maple Ridge stations: Port Haney and Maple Meadows. It runs from Monday to Friday only. In the morning, five trains leave for Vancouver: from Port Haney between 5:44 and 7:44, and from Maple Meadows between 5:50 and 7:50. The five trains back leave Waterfront Station between 3:50 and 6:20 in the afternoon and evening. For a midday appointment in Vancouver, plan another way home.

Two bridges, and a rapid bus line that is still being planned

Two bridges matter if you drive. TransLink owns the Golden Ears Bridge, a six-lane bridge across the Fraser River that joins Maple Ridge and Pitt Meadows with Langley and Surrey, and it removed the tolls on September 1, 2017. The Province opened the seven-lane Pitt River Bridge on October 25, 2009 and said it would "connect Maple Ridge, Pitt Meadows and the Tri Cities".

TransLink is planning bus rapid transit between Langley and Haney Place, which means buses in their own lanes: 22 kilometres and 13 stations, with Ridge Meadows Hospital among the main stops. Its page, read on October 10, 2026, says the project is "now in detailed planning and community engagement" and needs more funding to be fully delivered. It gives no opening date, so we suggest you choose a home for the transit that runs today.

The Leisure Centre and the seniors' activity centre

The Maple Ridge Leisure Centre, at 11925 Haney Place, has an indoor pool, a fitness centre and a gymnasium. The City's page for adults over 55 lists half-price admission there from age 65 to 79 and free admission from age 80. The same page describes the Ridge Meadows Seniors Activity Centre at 12150 224 Street, where a registered charity runs fitness, games, dance and other programs for people aged 55 and over.

The home owner grant in a Metro Vancouver city

The home owner grant is the Province's yearly reduction in the property tax on the home you live in. Under the Home Owner Grant Act it is up to $570, or up to $845 for an owner aged 65 or older, on a home outside the area the Act calls northern and rural. That area is the part of BC outside the Metro Vancouver, Capital and Fraser Valley regional districts, and Maple Ridge is one of Metro Vancouver's 21 member municipalities. For 2026 the full grant applies to a home assessed at $2,075,000 or less. Claim it every year, and again after a move.

Deferring the tax from age 55

The Province's property tax deferment program is a loan. For an owner aged 55 or older who meets its conditions, the Province pays the year's property tax and registers a lien on the title. A lien is a legal claim that stays until the debt is paid. On tax deferred for 2026 and later, interest compounds: it is charged on earlier interest as well as on the tax. The rate is 2% above the prime rate, which makes it 6.45% from October 1 to December 31, 2026.

The Province says the loan must be repaid in full when the home is sold, so ask it for the balance once your sale is firm. Property tax deferment and the seniors grant covers both programs.

Should you stay in Maple Ridge, or buy in Mission or in Langley?

Benchmark prices from each city's real estate board. Chilliwack is the latest month its board has posted. Surrey is the City of Surrey combined figure.

Mission City is the stop after Port Haney on the eastbound train. The Mission townhouse benchmark, $618,000, is $82,800 below Maple Ridge's, and the condo benchmark, $411,500, is $101,900 below (Fraser Valley Real Estate Board, September 2026). A Mission townhouse in the example leaves $479,829, which is $84,456 more than a Maple Ridge townhouse leaves.

Across the Golden Ears Bridge, the Langley townhouse benchmark, $802,600, is $101,800 above Maple Ridge's, and the condo benchmark, $525,900, is $12,500 above, by the same board's figures. A Langley townhouse leaves $291,537, or $103,836 less than staying.

Pitt Meadows, on Maple Ridge's western boundary, is in the same board's package, with a townhouse benchmark of $737,500 and a condo benchmark of $558,200, both above Maple Ridge's, and its houses for sale are on our Pitt Meadows page.

What should you check before buying in a 55 and over complex or a new home?

Each strata writes its own age bylaw

The Province says a strata's age-restriction bylaws can only restrict residents to age 55 and older. The Strata Property Act lets a bylaw require "one or more persons residing in a strata lot" to have reached a set age of 55 or more. One complex may ask it of a single resident, and another of everyone in the home. The law exempts a live-in caregiver, a spouse or partner, and children. Read the bylaws before you write an offer, and see 55 and over buildings in BC.

A newly built home can be free of transfer tax

BC's newly built home exemption cancels the property transfer tax on a new home worth $1,100,000 or less. It has no first-time buyer condition, so an owner who has just sold a house can use it. The buyer must be a Canadian citizen or permanent resident, move in within 92 days, and live in the home for the rest of the first year. On a new Maple Ridge townhouse at the benchmark price the tax saved would be $12,016, and on a new condo $8,268.

Which steps come first for a Maple Ridge owner?

  1. Ask for a free price range through the form on this page.
  2. Enter that price in the calculator, with your mortgage balance and any property tax you have deferred.
  3. If the lot is larger than half a hectare, or you rented out part of the house, see an accountant before you list.
  4. Visit condos and townhouses in the areas named above. From each one, travel to Ridge Meadows Hospital by the bus you would use.
  5. Fix the faults a buyer's inspector would find. Getting a 30-year-old house ready to sell lists the common ones.
  6. List the house, and ask the Province for the balance of any deferment loan. Make your purchase after your own sale is firm.

Is a townhouse or a condo cheaper in Mission or in Langley than in Maple Ridge?
Mission has the lowest benchmark of the three for both. In September 2026 the townhouse benchmark was $700,800 in Maple Ridge (Greater Vancouver REALTORS®), and $618,000 in Mission and $802,600 in Langley (Fraser Valley Real Estate Board). A condo was $513,400 in Maple Ridge, $411,500 in Mission and $525,900 in Langley.
Is there a toll on the Golden Ears Bridge between Maple Ridge and Langley?
No. TransLink, which owns the bridge, removed the tolls on September 1, 2017. It describes a six-lane bridge, 1 kilometre long, across the Fraser River, joining Surrey and Langley to Maple Ridge and Pitt Meadows. The bridge opened in 2009.
Can a Maple Ridge townhouse complex be limited to people aged 55 and over?
Yes. A strata, the owners' group that runs a complex, can pass an age bylaw in one form only: 55 and over. The Strata Property Act lets the bylaw require one or more of the people living in a home to be at least 55, so each complex decides whether one resident or every resident must meet it.
