Houses for sale in Pitt Meadows, BC, a small market worth watching closely

Pitt Meadows is the smallest city we cover, and that is the main thing to understand before searching here. Few houses come up at once, so buyers who want this city specifically need patience and a plan for the week a listing appears.

A small market changes how you search

Pitt Meadows has a small detached housing supply compared with Maple Ridge next door. When few houses are listed at once, waiting for the perfect one can mean waiting months, and the house that fits may arrive in a week when you are busy.

Buyers who do well here decide their limits in advance: the maximum price, the minimum bedrooms, the streets that work. Then they are ready to see a house the day it lists rather than the following weekend.

Most buyers searching Pitt Meadows should also watch Maple Ridge. The two cities share a school district and sit minutes apart. Our Maple Ridge house guide is the companion to this page.

Farmland sets the city's shape

Much of the land around Pitt Meadows is farmland, which is why the residential area is compact. For buyers this is good and bad: the city stays small and green, and new housing supply is limited by design.

If a listing includes acreage or sits beside farmland, ask what the land designation allows before you plan anything. Farm rules affect what can be built and how a lender treats the property.

Properties on the rural edges may run on well water and septic systems, which need their own tests during the subject period.

The commute from Pitt Meadows

Pitt Meadows sits west of Maple Ridge, which makes the drive toward Coquitlam and Vancouver shorter than from its neighbour. The West Coast Express stops here on the weekday schedule toward Vancouver in the morning and back in the evening.

Buyers heading south toward Langley or Surrey use the Golden Ears Bridge, the same as Maple Ridge drivers. Test both routes at the hour you would drive them before deciding the location works.

What to check on a Pitt Meadows house

The usual older-house list applies: roof age, perimeter drainage, electrical panel and any history of a buried oil tank. Flat land near farmland also means paying attention to how water sits on the lot in winter.

Suite rules are a City of Pitt Meadows question. If rental income is part of how you plan to carry the mortgage, confirm the suite's legal status in the subject period and ask your mortgage broker how much of that rent the lender counts.

Who Pitt Meadows suits

Families who want a quiet, compact town with farmland at the edges and a shorter drive west than Maple Ridge offers. People who already know the area, often because they grew up nearby.

It suits less well a buyer who needs choice. With few listings at a time, a buyer who wants to compare ten houses in one month will be frustrated. That buyer should search Maple Ridge and Pitt Meadows together.

If a townhouse works, Pitt Meadows has a small supply of those too: Pitt Meadows townhouses and Pitt Meadows condos.

How we run a Pitt Meadows house search

We set up the search across both Pitt Meadows and Maple Ridge, then filter by your limits rather than by city name. That way a good house two minutes over the boundary does not get missed.

We also get the financing questions cleared early, because in a thin market the houses that fit do not wait while a buyer starts a mortgage application.

Questions buyers ask us about Pitt Meadows houses

What is the benchmark price for a house in Pitt Meadows?
Pitt Meadows reports through Greater Vancouver REALTORS®, whose board-wide detached benchmark was $1,799,400 in August 2026, down 7.2% year over year, per CREA statistics. That number covers the whole board including Vancouver, so it sits far above Pitt Meadows prices. Ask us for the current local figure.
Is Pitt Meadows a good place to buy a house?
It suits buyers who want a compact, quiet city with farmland around it and a shorter drive west than Maple Ridge. The limitation is supply: few detached houses are listed at one time, so buyers who want choice should search Pitt Meadows and Maple Ridge together.
Why are there so few houses for sale in Pitt Meadows?
The city is small and much of the surrounding land is farmland, which limits how much housing can be built. That keeps the city compact and green, and it also means the detached market is thin compared with Maple Ridge or Langley.
Does the West Coast Express stop in Pitt Meadows?
Yes, on the same weekday pattern as the rest of the line: toward Vancouver in the morning and back in the evening. It suits standard working hours. For other schedules, or for trips south toward Langley and Surrey, most people drive.
Are Pitt Meadows properties on well water and septic?
Properties on the rural edges can be. Those need water quality and flow testing plus a septic inspection during the subject period, and they can change which lenders will finance the purchase. Tell your mortgage broker before you write the offer.
Should I look at Maple Ridge too?
Usually yes. The two cities sit minutes apart and share a school district, and Maple Ridge has many more detached listings at any moment. Searching both and filtering by your own limits gives a realistic set of houses to choose from.
