This is the middle-ground rural community of the eastern Chilliwack Highway 1 corridor — less defined than Rosedale, no major amenity like Bridal Falls, but with the same rural-residential character.
What the housing looks like
Acreage detached, rural-residential larger lots, hobby farms, and limited subdivision detached. Construction eras vary widely from 1970s rural-builds through occasional recent custom new construction. Lot sizes typically half-acre to multi-acre.
For first-time buyers, Popkum is not the fit. Pricing and rural-services due-diligence load don't match first-time scope.
ALR considerations
Significant portions of Popkum's surrounding lands are within the BC Agricultural Land Reserve. Confirm ALR status with the City of Chilliwack and the ALC for any property before offering.
