Southwest Maple Ridge is the residential area south of the Lougheed Highway in the western part of the city, between the Pitt Meadows boundary and the Town Centre, bordered by the Fraser River on the south. The MLS area overlaps with the historic Hammond district, which has its own Area Plan updated by Council in November 2025.
For buyers, the practical Southwest proposition is settled residential character with weekday rail commute access via Maple Meadows. The Hammond portion adds heritage character that doesn't exist elsewhere in Maple Ridge — older buildings with historical significance, the Fraser River waterfront, and the kind of village-edge feel you don't get in the central Town Centre or the eastern growth corridors.
What the housing looks like
A mix of older 1970s-1990s detached on established streets, post-2000 infill construction, and scattered townhouse complexes. The Hammond portion carries more heritage character — older homes from earlier eras, some with formal heritage designation. Lot sizes typically 5,000-8,000 square feet for established streets, with some larger heritage lots and some smaller infill lots.
For first-time buyers, newer townhouses and older detached at the lower end of the Southwest range can fit the BC first-time buyer PTT exemption. Established detached and heritage homes generally sit above first-time-buyer ranges.
Hammond Area Plan considerations
A meaningful share of Southwest sits within the Hammond Area Plan boundary. The November 2025 update is the policy framework that will shape what's allowed in Hammond over the coming years — heritage-area considerations, riverfront treatment, density rules, design guidelines. For buyers near the Hammond core, reading the updated Area Plan map for any specific address is essential.
The Fraser River fringe
Southwest's southern boundary runs along the Fraser River. Properties closer to the river have Fraser River trail and Hammond waterfront access, which is a real lifestyle layer. The trade-off: flood-construction considerations apply to some near-river lots. Floodplain mapping, dyke status, and Flood Construction Level requirements should be checked for any property close to the river before offering.
Schools and rec
School District 42 (Maple Ridge – Pitt Meadows) covers Southwest. Common elementary catchments include Hammond Elementary, Glenwood Elementary, and other SD42 elementaries depending on the specific address. Maple Ridge Secondary is the main secondary catchment.
For recreation, the Maple Ridge Leisure Centre is a short drive east in the Town Centre, the Hammond waterfront and Fraser River trail are walkable for the southern fringe, and Golden Ears Provincial Park is 25-30 minutes north for serious outdoor access.
Getting around
Maple Meadows West Coast Express station is the rail option (5-15 minutes by car). The Pitt River Bridge is the main Vancouver-bound connector, accessed via Pitt Meadows. The Lougheed Highway runs east-west for cross-municipality trips. Drive times to downtown Vancouver typically 60-80 minutes at peak.

The honest case for Southwest is the heritage character in Hammond combined with the Maple Meadows rail access — a rare combination at Maple Ridge prices. For buyers who want established residential streets and weekday Vancouver rail commute, Southwest is one of the strongest options.
The honest case against is the older housing stock on average, the heritage constraints (in Hammond areas), and floodplain considerations near the river. None of these are deal-breakers; they're the trade-offs that come with the territory.
