Lower Landing is Chilliwack's historic district along Wellington Avenue, the original riverside landing area of the city. The neighbourhood carries heritage character that pre-dates much of the surrounding development — some of Chilliwack's older detached construction sits here, with a distinct streetscape feel along Wellington Avenue.
For heritage and character-property buyers wanting urban-village proximity without the commercial density of the central downtown, Lower Landing is one of the city's most distinctive options. This is not a typical first-time buyer market; it's a specialty residential pocket.
What the housing looks like
Older heritage detached (early-1900s through 1970s eras), some infill detached, limited townhouses or condos, and some renovated heritage homes. Lot sizes for heritage detached are typically larger than newer subdivision standards. Construction eras vary widely, which means due diligence and inspection findings vary widely too.
Schools and rec

For recreation, the central downtown amenities (Chilliwack Cultural Centre, central library, parks) are a short walk or drive. The Lower Landing neighbourhood itself is residential rather than amenity-driven.
Getting around
Highway 1 access via central Chilliwack interchanges, 5-10 minutes south. Drive times to Surrey approximately 50-65 minutes off-peak; to downtown Vancouver typically 95-115 minutes at peak.

Don't assume what's allowed on a heritage-designated property based on what's allowed on a non-designated neighbour. The designation status matters and changes the rules.

The honest case for Lower Landing is heritage character at Chilliwack pricing. For buyers who genuinely value heritage character and are comfortable with the pre-1980s due-diligence load, Lower Landing delivers something that the city's newer pockets simply don't.
The honest case against is the inspection load and the limited buyer pool. Heritage homes carry their own due-diligence reality, and the buyer pool for character properties is smaller than for conventional detached, which can affect resale timing. None of this is a problem for the right buyer; it just means Lower Landing is a specialty market.
