For lifestyle and acreage buyers wanting Chilliwack pricing in a quieter valley setting — without the Cultus Lake summer-tourism reality — Columbia Valley is distinctive.
This isn't a commuter neighbourhood. The defining buyer is rural-residential and lifestyle-oriented.
What the housing looks like
Acreage detached, rural-residential larger lots, hobby farms, and limited subdivision detached. Construction eras vary widely from 1970s rural-builds through occasional recent custom new construction. Lot sizes typically half-acre to multi-acre.
For first-time buyers, Columbia Valley is not the fit. Pricing and rural-residential due-diligence load don't align with first-time-buyer scope.
ALR considerations
Significant portions of Columbia Valley are within the BC Agricultural Land Reserve. Confirm ALR status with the City of Chilliwack and the ALC for any property before offering. ALR restricts subdivision and non-agricultural use.

Highway 1 access via Vedder Road / Lickman interchanges, 30-40 minutes north. Drive times to Surrey approximately 70-85 minutes off-peak; to downtown Vancouver typically 115-135 minutes at peak. Not a daily-commuter sub-area.

The honest case for Columbia Valley is the rural valley setting at Chilliwack pricing — quieter than Cultus Lake, more residential than Greendale, with acreage character.
The honest case against is the commute and the rural-services load. Columbia Valley is a specialized lifestyle market. For the right buyer (lifestyle-oriented, acreage-focused, comfortable with rural-services discipline), the area works. For commuters or first-time buyers, it doesn't.
