Wait, is Langley City different from Langley Township?
Yes, and the distinction matters. The City of Langley is a separate municipality of roughly 10 square kilometres, with its own mayor, council, official community plan, and downtown core. The surrounding Township of Langley is a much larger municipality (over 300 square kilometres) that wraps around Langley City on three sides. When you see 'Langley City' as an MLS neighbourhood, it means properties inside the City's boundaries, not properties in the Township that happen to be near the city centre.
The Surrey-Langley SkyTrain is a 16-kilometre Expo Line extension running from King George Station in Surrey along the Fraser Highway corridor and terminating at 203 Street in Langley City Centre. Eight stations are planned: Green Timbers, 152 Street, Fleetwood, Bakerview-166 Street, Hillcrest-184 Street, Clayton, Willowbrook, and Langley City Centre. Major construction is anticipated to start in late 2024, with the SkyTrain expected to begin operations by late 2029. Two of the eight stations sit inside Langley City, Willowbrook (near 196 Street / Fraser Highway) and Langley City Centre (203 Street).
It's the biggest transit-driven housing reset coming to Langley. The Province estimates roughly 100,000 new homes will be built within 800 metres of the eight new stations along the corridor, and approximately 20,000 jobs will be created near them. The City of Langley is updating its OCP and zoning bylaws to align with the SkyTrain, concentrating new mid- and high-rise residential development around the two station areas. For buyers, this means current land near the station areas is being rezoned upward, and pre-sale development is accelerating in pockets around 203 Street and Willowbrook.
Langley City has the highest share of multi-family housing in the Langley MLS areas, low- and mid-rise condo buildings, townhouse complexes, and a substantial detached stock on smaller urban lots (typically 4,000 to 7,000 square feet). Older condo buildings from the 1990s and early 2000s remain a meaningful share of inventory, with newer mid-rises filling in around the downtown core. Transit-oriented pre-sales are an increasing share of new development.
Honestly, yes, Langley City carries some of the most accessible condo and townhouse pricing in central Langley, particularly in the older buildings. For purchases on or after April 1, 2024, the BC first-time home buyers' program offers full PTT exemption on the first $500,000 of fair market value when total FMV is $835,000 or less (partial exemption between $835,000 and $860,000). A meaningful share of Langley City condos and some townhouses fall under those thresholds, especially in older buildings. Always verify on the gov.bc.ca first-time home buyers' page.
Older buildings carry the standard older-condo concerns: building envelope history (some BC condos from the leaky-condo era required substantial remediation), roof and exterior maintenance cycles, EV-charging capacity, original windows, and dated common amenities. We always pull the depreciation report, two years of strata meeting minutes, the contingency reserve fund balance, and any pending special-assessment history before recommending an offer. Older doesn't mean wrong, but it does mean reading the documents matters more.
Willowbrook is the area around Willowbrook Shopping Centre at 196 Street and Fraser Highway, on the east side of Langley City. The planned Willowbrook SkyTrain station will be near this commercial node, making it a particular focus of pre-sale residential development and Township-City coordination.
Downtown is the area roughly bounded by Fraser Highway, the Nicomekl River to the south, 203 Street, and the railway lands. It has a real urban-village feel by Langley standards, restaurants, breweries, a Saturday-market culture, McBurney Plaza for civic events, and walkable streets with mid-rise buildings. It's not Yaletown, but it's the most genuinely walkable commercial core in the entire Langley MLS map outside of Fort Langley village.
Today it's mostly bus-based. TransLink's R-line rapid bus and 502 / 503 routes run along Fraser Highway into Surrey, connecting to King George Station's existing Expo Line service. Drive time to downtown Vancouver is typically 45 to 75 minutes at peak depending on the bridge. After 2029, the new SkyTrain terminus will fundamentally change this calculus, direct rail to King George in roughly 22 minutes per TransLink's project documents.
Three honest things. First, the SkyTrain has been planned, replanned, and rescoped multiple times, the 2029 in-service date is the current official target but project schedules slip. Second, downtown construction is going to be substantial over the next decade, buying near the station areas means living through it. Third, current pre-sale pricing already prices in some of the future transit upside, so you're not necessarily 'getting in early' on something undiscovered.
Langley City for the most urban-walkable feel in Langley, the SkyTrain terminus, and entry-level condo pricing. Willoughby Heights for newer townhouse stock and the Yorkson town-centre amenities. Walnut Grove for established 1990s housing and the 50-metre community-centre pool. They're three different products at three different price points, the right pick depends on what you're optimising for.
