Chilliwack Proper East is the established residential area east of downtown Chilliwack, between the downtown core and the Eastern Hillsides growth area further east. The area covers settled residential streets with established detached, some infill construction, and limited townhouses. For family buyers wanting quieter residential streets within walking or short-driving distance of central services, Proper East is a practical alternative to the downtown core.
This isn't a destination neighbourhood with a single defining amenity. It's a settled, family-oriented detached pocket — and that's the point.

Established 1960s-1980s detached on settled subdivision streets, some post-2000 infill detached, and limited townhouses. Lot sizes typically 6,500-9,000 square feet for established detached, with mature trees and quieter streets than the downtown core. The buyer pool skews family-oriented, with most transactions in the move-up detached category.
For first-time buyers, Proper East is generally not the strongest fit. Garrison Crossing, Vedder Crossing, or Chilliwack Downtown condos are the standard first-time paths in the city.
Schools and rec

The honest case for Proper East is settled detached at less-branded Chilliwack pricing, close to downtown services. For family buyers comfortable with the area's lower buyer-awareness profile, the value is real.
The honest case against is the lack of brand and amenity story. Proper East doesn't have the Sardis school catchment magnetism, the Garrison master-planned feel, or the downtown walkability. For some buyers that quietness is the appeal; for others it's a reason to look at a more recognized pocket.
